Your House Has More Than One Roofline: Should You Replace Everything at Once?

You may not think about it much, but your South Shore home may have more roof sections than you realize.

In addition to the main roof, you may also have a roof over an addition, attached garage, porch or other part of the home. Those sections may have been installed at different times, and they may either connect, overlap or sit at completely different heights.

When one part of your roof needs replacement, you may wonder if you have to replace all areas at once or if you can do just one portion.

The decision to replace one section vs. the entire roofing system will depend on many factors. Your South Shore roofer can inspect each section and help you decide which approach makes the most sense.

How Old is Each Section of the Roof?

Age is important. Your home's main roof may be closing in on the end of its useful life, but maybe your addition was built just five years ago. Replacing relatively new roofing simply because another section needs work doesn’t make financial sense.

On the other hand, if several roof sections are similar in age and condition, completing everything at once means you won’t have to tackle another major roofing project in a few years.

Not sure when different sections were installed? A South Shore roof inspection can provide more insight into age and condition.

Are the Roof Sections Connected?

Separate roofing over a detached garage is a whole different ball game than multiple rooflines that intersect with one another.

Valleys, flashing and other areas where roof sections meet are designed to direct water away from vulnerable areas. Replacing one section may require work around adjoining roofing materials.

Your roofer will be able to tell you whether one area can be replaced on its own without compromising nearby sections.

Is Damage Limited to One Area?

A problem with one roof section doesn't automatically mean your whole roof is failing.

Maybe a lower roof has been damaged from falling branches, or perhaps one section has developed a leak around flashing. If the rest of the roof is in good condition, you can probably get away with a targeted roof repair or partial replacement.

However, when widespread curling, missing shingles, deterioration or multiple leaks are involved, these larger roofing problems may necessitate a replacement.

Will the New and Old Roofing Match?

Even if you know exactly which asphalt shingles were originally installed, it can be challenging to match an older roof due to natural weathering. As such, new materials may stand out beside an older roof.

Some homeowners aren’t concerned about this, especially if roof sections aren't easily seen together. Other homeowners may be more bothered by the mismatched appearance and decide that replacing multiple sections at the same time makes more sense.

Consider the Cost of Doing the Work Separately

Replacing only what needs attention now can save you money, but you should still think about the future.

If another section will probably need replacement soon, completing both at once may be more convenient than scheduling another roofing project in a couple of years.

Your roofer will explain the cost and practicality of doing the work now vs. postponing part of it.
